1999-36 Plat Approval of Canizio Estates Plat RESOLUTION 99 - 36 A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF PARKLAND, FLORIDA FOR PLAT APPROVAL OF THE CANIZIO ESTATES PLAT (PHASE II) ; CASE NO.01-PT-99. WHEREAS, at a regular meeting of the City Commission, a public hearing was held to hear testimony for and against the petition ofDeni Associates requesting approval of the Canizio Estates (phase II) plat; and WHEREAS, the proposed plat was reviewed by the Planning and Zoning Board with a vote of 5-0 for approval. WHEREAS, the City Commission finds the proposed plat is in conformance with all applicable subdivision regulations and is in compliance with current concurrency requirements as well as land development regulations. NOW, THEREFORE, be it resolved by the City Commission of the City of Parkland, Florida, that; 1. The approval is based on the plat entitled "Canizio Estates, Phase W prepared by Deni Associates dated received by the Planning Department on May 14, 1999 and landscaping plans prepared by Deni Associates dated received July 29,1999. 2. Prior to the issuance of a building permit for the subject property the property owner shall pay the appropriate park impact fee at that time. V ~. ,~ PLANNING CONSIDERATIONS: This petition seeks plat approval for lot 88 in Pinetree Estates, located on the southeast comer ofNW 75 Way and Holmberg Road. The subject property has a current land use designation of E-I with a compatible zoning designation of AE-2. The subject property is approximately 2.95 acres in size. The proposed plat is requesting to divide the property into two (2) parcels approximately 1.4 acres in size, the plat also includes twenty-seven (27) feet of right-of-way dedicated to Broward County for Holmberg Road. The subject property is contained within a compact deferral area by Broward County related to the capacity of Holmberg Road. The subject property contains very little existing native vegetation but is almost completely covered by exotic vegetation. SUMMARY: The Planning Department recommends approval of the Canizio Estates plat, Case Ol-PT-99, with the following conditions: I. This approval is based on the plat entitled Canizio Estates, Phase II, prepared by Deni Associates dated received by the Planning Department on May 14, 1999. 2. Adequacy of Wastewater - The site will be serviced by septic tanks on the site. Adequacy of Solid Waste Oisposal- The site witt be serviced by Southern Sanitation Service. Adequacy of Ordinage and Water Management Facilities - Drainage of site is managed by the use of swales as shown on the ea.~ments shown on the pIat. This site lies within the jurisdiction of the Pinetree Drainage District. Adequacy of Regional Transportation Network - Beoward County Transit System does not service Parkland. It is anticipated that this development will contain 2 single family units and that residents will provide tbeir own transportation. Adequacy of Local Roads - Local streets and roads provide safe and adequate access to this site. An additional 27' right-of-way bas been dedicated for Holmberg Road as required by Broward County and a 25' ingress/egress easement exists for N. W. 75th Way (see attached plat). Adequacy of School Facilities - School Board will provide upon submittal to Broward County _ Adequacy of Local Parks and Recreational Facilities - The developer will pay a Park Impact fee. Adequacy of Municipal Facilities - Existing municipal facilities are adequate to serve the proposed development.
