RESOLUTION 99 - 28
A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF PARKLAND,
FLORIDA FOR SITE PLAN APPROVAL OF THE GUARD HOUSE AND ENTRY
FEATURES, THE COMMON AREAS, AND THE LANDSCAPING WITHIN THE "IN
THE PINES" DEVELOPMENT. PETITIONED BY KEITH & SCHNARS, P.A.;CASE
NO. 06-SP-98.
WHEREAS, at a regular meeting of the City Commission a Public Hearing was held to hear
testimony for and against the petition of Keith and SChnars, P.A. requesting site plan approval of
the entry guard house and the gazebo area and the landscaping within the buffers and common
areas; and
WHEREAS, the proposed site plan has been reviewed by the Planning and Zoning Board
which voted 7-0 for approval. The proposed site plan is found to be in conformance with all
applicable regulations and is in compliance with current concurrency as well as land development
regulations.
NOW, THEREFORE, be it resolved by the City Commission of the City of Parkland, Florida,
that;
The "In The Pines" site plan is approved with the following conditions:
1. This approval is based on amended plans entitled Entry Features / Guard House
prepared by Ames Design International dated received by the Planning Department
on May 13, 1999 and the site plans and landscaping plans prepared by Keith &
Schnars, P.A. dated received May 13, 1999 consisting of seven (7) pages and Entry
Features / Guard House plan sheets Al and A3 prepared by Ames Design
International dated received by the Planning Department on June 02, 1999.
2. The construction of the guard house and all approved landscaping shall be
completed and installed prior to a Certificate of Occupancy for any single family
unit within the "In The Pines" subdivision.
3. This approval does not include subdivision signage for the "In The Pines"
subdivision.
4. The petitioner shall receive separate approval for the tot lot equipment.
5. The petitioner shall provide, within twelve (12) months of planting, an opaque
landscape buffer along the east side ofNW 87 Avenue from Holmberg Road to the
entrance road of In The Pines. The buffer shall be reviewed by the Landscape/Code
Enforcement officer for compliance.
6. The petitioner shall provide environmental planting around the lake in the open
space areas, the planting shall be strategically placed to cover approximately twenty
percent (20%) of the perimeter of the lake.
