1998-50 Plat Approval Heron Bay Six RESOLUTION 98 - 50 A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF PARKLAND, FLORIDA FOR PLAT APPROVAL OF THE HERON BAY SIX SUBDIVISION PLAT; 8.155 ACRES NORTH OF THE HERON BAY COMMONS, WEST OF HERON BAY BOULEVARD, WITHIN THE HERON BAY DEVELOPMENT; CASE NO. 07-PT-98. WHEREAS, at a regular meeting of the City Commission a Public Hearing was held to hear testimony for and against the petition of WCI Communities requesting plat approval of the Heron Bay Six parcel in the Heron Bay subdivision; and WHEREAS, the proposed plat has been reviewed by the Planning and Zoning Board which voted 4-1 for approval. The proposed plat is found to be in conformance with all applicable subdivision regulations and is in compliance with current concurrency as well as land development regulations; and WHEREAS, the Petitioner has voluntarily restricted the plat petition to a maximum of twenty-nine (29) single family dwelling units. NOW, THEREFORE, be it resolved by the City Commission of the City of Parkland, Florida, that; The Heron Bay Six Plat is approved with the following conditions: 1. This approval is based on the plat entitled Heron Bay Six prepared by Carnahan- Proctor-Cross, Inc. dated received by the Planning Department on October 22, 1998. Including the impact analysis report and applications prepared by WCI Communities Limited Partnership. 2. This plat shall be restricted to 29 single family zero lot line homes. 3. This approval grants no vested rights to site plan approval. 4. The petitioner shall guarantee that Heron Bay Blvd in front of Heron Bay Six shall remain a two lane roadway. 5.
