1998-17 In the Pines Plat Aproval (Tall Pines) RESOLUTION 98- 17 A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF PARKLAND, FLORIDA FOR PLAT APPROVAL OF THE "IN THE PINES" SUBDIVISION; CASE NO. 02-PT-98. WHEREAS, at a regular meeting of the City Commission a Public Hearing was held to hear testimony for and against the petition requesting plat approval of the "In The Pines" subdivision; and WHEREAS, the subject parcel has a current land use designation ofR-1.8 and is currently zoned RS-2; and WHEREAS, the proposed plat has been reviewed by the Planning and Zoning Board which voted ~for Approval. The proposed plat is found to be in conformance with all applicable subdivision regulations and is in compliance with current concurrency as well as land development regulations; and NOW, THEREFORE, be it resolved by the City Commission of the City of Parkland, Florida, that; The "In The Pines" Plat is approved with the following conditions: 1. This approval is based on the plat entitled "In The Pines" prepared by Keith and Schnars, P.A. Engineers, Planners and Surveyors, dated received by the Planning Department on June 04, 1998. 2. The petitioner shall pay the park impact fee in the amount of $21,945.00 prior to the recording of the final plat. 3. It shall be the developers responsibility for all road way improvements to NW 87 Avenue. 4. A Homeowners Association must be formed prior to the first Certificate of Occupancy (C.O.) for maintenance ofthe lake. PASSED AND ADOPTED THIS 27 DAY OF MAY ,1998. ATTEST: '--~J_.-= ~ ~.
