1998-10 Plat Approval for Pinehurst Woods (Tall Pines West) RESOLUTION 98- 10 A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF PARKLAND, FLORIDA FOR PLAT APPROVAL OF THE PINEHURST WOODS SUBDIVISION; CASE NO. 01-PT-98. WHEREAS, at a regular meeting of the City Commission a Public Hearing was held to hear testimony for and against the petition of WCI Communities requesting plat approval of the Pinehurst Woods subdivision; and WHEREAS, the subject parcel has a current land use designation of R.1 and R1.8 and is currently zoned RS-2. The subdivision is to contain 116 single family units; and WHEREAS, the proposed plat has been reviewed by the Planning and Zoning Board which voted 4-0 for Approval. The proposed plat is found to be in conformance with all applicable subdivision regulations and is in compliance with current concurrency as well as land development regulations; and WHEREAS, the Petitioner has met the stipulations of the Holmberg Road agreement for Parcels A and Q to be identified as passive Open Space and dedicated to Broward County. NOW, THEREFORE, be it resolved by the City Commission of the City of Parkland, Florida, that; The Pinehurst Woods Plat is approved with the following conditions: 1. This approval is based on the plat entitled Pinehurst Woods prepared by Keith and Schnars Engineers, Planners and Surveyors, dated received by the Planning Department March 12, 1998. Including the impact analysis report prepared by'Keith and Schnars dated January 1997. 2. This approval is based on the applications for the Pinehurst Woods plat dated February 20, 1998. Resolution 98-10 Page 2 3. Parcel "RIt which is shown on sheets 3 and 4 is an existing canal dug for the Sawgrass Expressway. It is common knowledge that this canal was over-dug and in some instances, with the banks undermined. Be advised that the developer must correct the lake banks and provide proof that these banks are constructed in accordance with today's standards (with as-builts every 100' and a certified diver's report) or provide fencing along the entire length of Parcel "RIt abutting this plat in order to protect the general public.
