1997-35 Heron Bay Plat RESOLUTION 97- 35 A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF PARKLAND, FLORIDA FOR PLAT APPROVAL OF THE HERON BAY 7 & 8 SUBDIVISION PLAT; 76.20 ACRES NORTH OF THE CITY LIMITS, EAST OF THE CONSERVATION AREA, WITHIN THE HERON BAY DEVELOPMENT; CASE NO. 03-PT-97. WHEREAS, at a regular meeting of the City Commission a Public Hearing was held to hear testimony for and against the petition of WCI Communities requesting plat approval of the Heron Bay 7 and 8 parcel in the Heron Bay subdivision; and WHEREAS, the proposed plat has been reviewed by the Planning and Zoning Board which voted 4-0 for approval. The proposed plat is found to be in conformance with all applicable subdivision regulations and is in compliance with current concurrency as well as land development regulations; and WHEREAS, the Petitioner has voluntarily restricted the plat petition to a maximum of ninety three ( 93 ) single family dwelling units. NOW, THEREFORE, be it resolved by the City Commission of the City of Parkland, Florida, that; The Heron Bay 7 and 8 Plat is approved with the following conditions: 1. This approval is based on the plat entitled Heron Bay 7 & 8 prepared by Carnahan-Proctor and Associates, Inc. dated received by the Planning Department on August 21, 1997. Including the impact analysis report prepared by WCI Communities Limited Partnership. 2. Prior to the first Certificate of Occupancy a more stabilized road for direct access of emergency vehicles is needed. PASSED AND ADOPTED THIS 8th DAY OF 1997. OCTOBER ATTEST: ,..-, /', ~ .
