RESOLUTION 97-27
A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF
PARKLAND, FLORIDA FOR PLAT APPROVAL OF THE
PARKLAND ISLES SUBDIVISION PLAT; 295 ACRES SOUTH OF
TRAILS END, NORTH OF THE SAWGRASS EXPRESSWAY,
WEST OF PINE ISLAND ROAD, EAST OF NOB HILL ROAD;
CASE NO. 02-PT-97.
WHEREAS, at a regular meeting of the City Commission a Public Hearing was
held to hear testimony for and against the petition of WCI Communities requesting plat
approval of the Parkland Isles subdivision; and
WHEREAS, the proposed plat has been reviewed by the Planning and Zoning
Board which voted 5-0 for approval. The proposed plat is found to be in conformance
with all applicable subdivision regulations and is in compliance with current concurrency
as well as land development regulations; and
WHEREAS, the Petitioner has voluntarily restricted the plat petition to a
maximum of six hundred and six (606) dwelling units.
NOW, THEREFORE, be it resolved by the City Commission of the City of
Parkland, Florida, that;
The Parkland Isles Plat is approved with the following conditions:
1. This approval is based on the plat entitled Parkland Isles prepared by
Carnahan-Proctor and Associates, Inc. dated received by the Planning
Department on July 28,1997.
2. The annexation of the subject property shall be completed prior to
recording of the final plat.
3. The construction of the main road connecting Pine Island to Nob Hill shall
be open for emergency vehicular access prior to a certificate of
occupancy for any residential dwelling other than the models within the
Parkland Isles subdivision and shall be completed prior to June 1, 1999.

4. The construction of the recreational amenity island shall be completed
prior to the 200 certificate of occupancy being issued. The development of
the recreational amenity shall include but not be limited to the following:
* clubhouse of a minimum 2500 square feet with restrooms
* two (2) tennis courts
* basketball court
* tot lot
* pool
* jogging trail
5. The plat shall be limited to 606 single family dwelling units.
6. The development shall not contain any zero (0) lot line homes.
