RESOLUTION 95-43
A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF
PARKLAND, FLORIDA FOR SITE PLAN APPROVAL OF THE
WATER'S EDGE SUBDIVISION CONTAINING 44 SINGLE'FAMILY
DWELLING UNITS, LOCATED AT THE SOUTHEAST CORNER OF
PINE ISLAND ROAD AND HOLMBERG ROAD, PETITIONED BY
FLORIDA NATIONAL PROPERTIES; CASE NO. 02-SP-95.
WHEREAS, at a regular meeting of the City Commission a Public Hearing was held to hear
testimony for and against the petition of Florida National Properties, Inc. requesting site plan
approval of the Water's Edge subdivision containing 44 single family dwelling units; and
WHEREAS, the proposed site plan has been reviewed by the Planning and Zoning Board
which voted for denial.
NOW,. THEREFORE, be it resolved by the City Commission of the City of Parkland,
Florida, that;
The Water's Edge site plan is.approved with the following conditions:
1. This approval is based on site plan submitted for Water's Edge, dated received November
27, 1995, prepared by Greenhorne & O'Mara, Inc., including all landscaping, and renderings.
2. The future guardhouse shall receive site plan approval by the City Commission prior to
construction.
3. All buffering, landscaping, and entrance features, and landscaping along the eastern
property line, along Holmberg Road, and Pine Island Road shall be completely installed
prior to the issuance of the first certificate of occupancy for any unit other than model homes.
4. The petitioner shall place tot lot equipment in the recreational open space area abutting
Holmberg road prior to the issuance of a certificate of occupancy for any unit other than the
models.
5. This approval does not include the signage for the subdivision. The Petitioner shall submit
a site plan to the City Commission of the signage for future approval.
6. The ficus hedge west of Lots 5 & 6 shall remain for three years from the time of fJIst
certificate of occupancy, which at such time the hedge may be reduced or removed at the
expense of the Water's Edge Homeowners Association, upon a request from the City

Manager to the Homeowners Association. This requirement shall be included in the
Homeowner's Association Documents which shall be approved by the City Manager prior
to issuance of the fust building permit.
7. All Exhibits for landscaping received by the Planning Department dated November 27, 1995
shall be part of this approval.
