1995-42 Plat Approval CRC Plat Water's Edge RESOLUTION 95-42 A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF PARKLAND, FLORIDA FOR PLAT APPROVAL OF THE WATER'S EDGE PLAT LOCATED AT THE SOUTHEAST CORNER OF PINE ISLAND ROAD AND HOLMBERG ROAD, PETITIONED BY FLORIDA NATIONAL PROPERTIES; CASE NO. 02-PT-95. WHEREAS, at a regular meeting of the City Commission a Public Hearing was held to hear testimony for and against the petition of Florida National Properties, Inc. requesting plat approval of the Water's Edge plat; and WHEREAS, the proposed plat has been reviewed by the Planning and Zoning Board which voted for denial. The proposed plat is found to be in conformance with all applicable subdivision regulations and is in compliance with current concmrency as well as land development regulations. NOW, THEREFORE, be it resolved by the City Commission of the City of Parkland, Florida, that; The Water's Edge plat is approved with the following conditions: 1. This approval is based on the Water's Edge site plan prepared by Greenhome & O'Mara, Inc. and dated received by the Planning Department November 27, 1995 including the Impact Analysis Report, amended to a total of forty-four (44) single family dwelling units. 2. In accordance with the City of Parkland Code of Ordinances, Section 13-121, (C), the maximum allowable length of dead-end street or cul-de-sac shall not exceed 1100 feet and shall be of such length to serve a maximum of 16 dwelling units. It is recommended by the Engineering Department that this be waived due to the fact that the only way to correct this deficiency is to provide an entrance off of Pine Island Road near the high school and this is not recommended by the Engineering Department. 3. A 20 foot lake maintenance parcel or easement must be provided around the entire proposed lake. RESOLUTION 95-42 PAGE 2 4. Prior to the submission of construction plans for this site, extensive survey information and a certified divers report will be required and submitted to the City Engineer, for lake banks to delineate the extent of lake bank undermining and to ensure proper compaction and adequate sloping. Survey information must be provided at each proposed property line detailing the existing lake slopes extending into the lake fifty feet from the shore line. This survey information must show the existing lake shore line as it relates to the proposed property line. 5. The Petitioner shall submit a final plat to the City Engineer in conformance with all Land Development Regulations of the City of Parkland and the Site Plan dated.November 27, 1995. All area of deficiency identified in the City Engineer memorandum of November 14, 1995 shall be corrected on the final plat prior to signing of the plat by the City Clerk and the City Engineer.
