HomeMy WebLinkAbout1995-06 Site Plan Approval Mecca Farms Lakes at Parkladn 116 Single Family Lots RESOLUTION 95-6 A RESOLUTION OF THE CllY COMMISSION OF THE CllY OF PARKLAND. FLORIDA FOR SITE PLAN APPROVAL OF THE LAKES AT PARKLAND SUBDIVISION CONSISTING OF 22 ACRES. PROPOSED FOR 116 SINGLE FAMILY RESIDENCES; CASE NO. 05-SP-94. WHEREAS. at a regular meeting of the City Commission a Public Hearing was held to hear testimony for and against the petition of Mecca Farms. Inc. requesting site plan approval of The Lakes At Parkland subdivision; and WHEREAS. the proposed site plan has been reviewed by the Planning and Zoning Board Which voted 6-0 for approval. The proposed site plan is found to be in conformance with all applicable subdivision regulations and is in compliance with current concurrency as well as land development regulations. NOW, THEREFORE, be it resolved by the City Commission of the City of Parkland. Florida. that; The Lakes At Parkland site plan is approved with the following conditions: 1. This approval is based on the site plan entitled "Lakes at ParklandH prepared by HPT Consultants. and aT Conceptual Design and dated received by the Planning Department on November 7. 1994; containing site plan sheet labeled SP-1; preliminary engineering drawings. and preliminary landscaping plan labeled L-1. L-2. L-3. L-4 and landscaping for the lots. site plan for the guard house and elevations. site plans for the recreation area and preliminary drawings of the floor plans. 2. The petitioner shall be allowed to locate a temporary sales trailer at the northwest comer of SR 7 and Mecca Blvd. for sales for the Lakes At Parkland exclusively. for a timeframe not to exceed issuance of 50 certificate of occupancy. The petitioner shall have the site completely removed of all landscaping. parking. and signage prior to the issuance of the 51st certificate of occupancy. 3. The cul-de-sac near Lox Road is not in conformance with Section 13-121.C. of Parkland City Code. The maximum number of homes allowed to be served by a cul-de-sac is twenty-five. 4. Provide a minimum of 110 feet for vehicle stacking for gate house at front entry feature. 5. Modify canal slopes to conform with current standards relating to slope or provide a continuous fence along rear property lines abutting canal. RESOLUTION 95-6 PAGE 2 6. Change all references from 1994 to 1995. 7. F-type curb and gutter shall be provided at all intersections and curves as shown on the plan attached. 8. All fire hydrants shall be located a minimum of 6 feet from driveways. 9. Provide 15 feet drainage easements abutting lots 85 and 27 to allow for lake access. 10. The petitioner shall construct the recreational. facility and receive.. a certificate of occupancy prior to the issuance of the 25th Certificate of Occupancy for The Lakes at Parkland. 11. Changes in landscaping to reflect more native material. 12. Parking space shall be provided for the guard house. 13. The developer shall provide a minimum of 6 grass ring parking spaces and car stops for the recreational facility. 14.
