HomeMy WebLinkAbout1994-67 Master Plan & Site Plan Approval Phase 1-Mary Help of Christians ChurchRESOLUTION 94-67 A RESOLUTION OF TEE CITY OF PARKLAND, FLORIDA FOR MASTER PLAN APPROVAL AS WELL AS SITE PLAN APPROVAL OF PEASE I FOR THE WARY HELP OF CHRISTIANS CHURCH LOCATED AT THE NORTHEAST CORNER OF UNIVERSITY DRIVE AND THE SAWGRASS EXPRESSWAY, CONTAINING APPROXIMATELY 14 ACRES; CASE NO. 01 -8P -94R. WEEREAB, at a regular meeting of the City Commission a public hearing was held to hear testimony for and against the petition of the Archdiocese of Miami for master plan modifications of the Mary Help of Christians Church; and WHEREAS, the modifications are found to be in conformance with all applicable regulations and are in compliance with current concurrency requirements as well as land development regulations of the City of Parkland; NOW, THEREFORE, be it resolved by the City Commission of the City of Parkland, Florida, that; The site plan modifications for the Mary Help of Christians Church are approved with the following conditions: 1. This approval is based on site plan entitled "Mary Help of Christians Church" prepared by CCL Consultants Inc., dated received by the Planning Department on December 9, 1994, containing five sheets, as well as three sheets indicating the floor plan of the parish hall. 2. This approval grants to the petitioner the right to construct the parish hall as well as, all of Phase I infrastructure. All future subsequent phases shall be reviewed and approved by the City Commission prior to issuance of a separate building permit. 3. The petitioner shall complete all required perimeter landscaping as well as parking lot landscaping in conjunction with the issuance of the building permit prior to the issuance of a certificate of occupancy for the parish hall. 4. The petitioner shall construct the right turn lane into the development prior to the issuance of a certificate of occupancy for the parish hall. 5. The entrance signs shall be back lit. RESOLUTION 94-67 PAGE 2 6. All lighting shall be installed per City code. 7. A positive drainage system may be required by the City Engineer if drainage proves to be insufficient. 8. Air conditioning equipment, trash containers, and other structures will require screening per City Code. 9. The Petitioner shall remove Carrotwood trees from the Landscaping Plans. 10. All tree wells shall be irrigated. 11. The Petitioner shall provide, as part of the infrastructure improvements in Phase I, that the water lines be completely looped into the site from the existing water main on University Drive. Such design shall be approved by the City Engineer. 12. The Petitioner shall also provide a minimum of three fire hydrants on site to serve all future buildings. Such locations shall be approved by the City of Parkland Fire Marshal and the City Engineer prior to issuing of the infrastructure permits. 13. The petitioner shall provide stabilized fire access lane designed to be approved by the Chief Fire Marshall, the Chief Building Official, and the City Engineer. 14. The Petitioner shall comply completely with the requirements of the parklike setting ordinance paying specific attention to landscaping of the parking areas so that asphalt and cars are not visible from University Drive. Special attention shall be given to the southwest corner of the development in screening of any parking lots. This condition shall be complied with as part of the landscaping plan. The Petitioner shall provide additional landscaping if required to satisfy this condition prior to the issuance of a certificate of occupancy for a parish hall. 15. The Petitioner shall limit the maximum allowable height of any structure related to the tower to fifty feet. 16. The Petitioner shall amend the landscaping plan to include a mixture of oaks; fifty percent live oaks, fifty percent laurel oaks, subject to available. This condition shall be applied with prior to the issuance of certificate of occupancy for the parish hall. 17. Upon adoption of Resolution 94-67, the previously approved Resolution 94-12 shall become void. PASSED AND ADOPTED ON THIS TEE 4 DAY OF JANUARY ATTEST: SUSAN ARMSTRONG, CMC CITY CLERK , 1995.
