HomeMy WebLinkAbout1994-59 Fox Ridge Entrance FeatureRESOLUTION 94-59 A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF PARKLAND, FLORIDA FOR SITE PLAN APPROVAL OF THE ENTRANCEWAY FEATURES, AND OPEN SPACE LANDSCAPING AND SIGNAGE FOR THE FOX RIDGE SUBDIVISION; CASE 03 -SP -94. WHEREAS, at a regular meeting of the City Commission, a Public Hearing was held to hear testimony for and against the petition of Coral Ridge Properties requesting approval of a site plan for the entranceway features for the Fox Ridge community located on the east side of Pine Island Road, north of Holmberg Road, containing 276 lots; and WHEREAS, the proposed site plan is found to be in conformance with the City of Parkland Landscaping Code and meets or exceeds the parklike setting requirements of the City; and WHEREAS, the Planning and Zoning Board reviewed the proposed site plan and voted 5-0 to recommend approval; NOW, THEREFORE, BE IT RESOLVED by the City Commission of the City of Parkland, Florida that; 1. This approval is based on the architectural drawing entitled "Fox Ridge Buffer and Common Areas" prepared by D. Johnson and Associates, and plans entitled " Pian Sheet" prepared by Gee and Jenson, and "Project Entry Sign" plans prepared by Edward Stone and Associates, dated received by the Planning Department on September 9, 1994. 2. The approval of the subdivision sign location within the landscape median of the entrance is subject to approval of Case No. 05-V-94, a variance of the Section 15-38 (6). 3. The petitioner shall ensure that all required street trees be a minimum of 15 feet in height. 4. The petitioner shall provide continuous screening along the entire length of the landscaping area in conformance with the parklike setting requirements. 5. The petitioner shall provide the following design along future and existing sidewalks to ensure that the toe of the Landscaping berm is a minimum of 4 feet from the sidewalk. A swale, 5 inches in depth is to be provided (prior to installation of sod) between the toe berm and the sidewalk. Prior to installation of sod abutting the sidewalk, existing soils shall be graded to a depth of 3 inches below the sidewalk.
