A RESOLUTION OF THE CITY COMMISSION OF THE
CITY OF PARKLAND, FLORIDA FOR SITE PLAN
APPROVAL OF PARKLAND TERRACES PROPOSED FOR
EIGHTY SEVEN TOWNHOUSES; CASE NO. 06 -SP -93.
WHEREAS, at a regular meeting of the City Commission a Public
Hearing was held to hear testimony for and against the petition of
Mecca Farms, Inc. requesting site plan approval of Parkland
Terraces; and
WHEREAS, the proposed site plan has been reviewed by the
Planning and Zoning Board which voted 7-0 to deny the site plan.
The proposed site plan is found to be in conformance with all
applicable subdivision regulations and is in compliance with
current concurrency as well as land development regulations.
NOW, THEREFORE, be it resolved by the City Commission of the
City of Parkland, Florida, that;
The Parkland Terraces site plan is approved with the following
conditions:
1. This approval is based on the site plan entitled
"Parkland Terraces" prepared by Carnahan - Proctor and
Associates, Inc., and dated received November 4, 1993.
Also included are preliminary engineering drawings,
preliminary signage, preliminary landscaping of the sales
trailer, and preliminary landscaping of the development.
2. The petitioner shall provide funds relating to the
removal of the sales trailer in the amount of $20,000 to
return the parking area and construction to its original
state prior to the issuance of a building permit.
3. The pool and recreational area shall be issued a building
permit simultaneously with the issuance of building
permit for the models and shall receive a certificate of
occupancy prior to the models receiving a certificate of
occupancy.
4. The petitioner shall remove the temporary sales sign
along Hillsboro Blvd and shall not be approved as part of
this petition.

5. The petitioner shall complete the installation of all
perimeter landscaping with irrigation and the landscaping
buffers along the complete length of Hillsboro Blvd and
Mecca Blvd prior to the issuance of a certificate of
occupancy for any of the units other than the model units
and all landscaping shall be guaranteed for one year from
final landscape inspection by the City.
6. The petitioner shall remove one unit from building number
13 for a total of 86 dwelling units in the total project.
7. The petitioner shall construct a passive park area
between buildings number 13 and 22.
8. The petitioner shall include additional shade trees along
Hillsboro Blvd. and Mecca Blvd. to be no less than 4 for
every 100 feet.
9. The petitioner shall not be allowed to use cobrahead
street lighting for the proposed project.
10. The petitioner shall not use black olive trees or any
other shade trees which stain buildings, pavement areas
and roadways within the proposed development.
