A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF
PARKLAND, FLORIDA FOR SITE PLAN APPROVAL OF PARCEL
C OF THE TERRAMAR TWO PLAT FOR MAYFAIR AT PARKLAND
SUBDIVISION; CONSISTING OF 247 UNITS; CASE NO. 02 -
SP -93.
WHEREAS, at a regular meeting of the City Commission a Public
Hearing was held to hear testimony for and against the petition of
Mecca Farms, Inc. requesting site plan approval for Mayfair at
Parkland subdivision.
WHEREAS, the proposed site plan has been reviewed by the
Planning and Zoning Board which voted 6-1 for approval.
NOW, THEREFORE, be it resolved by the City Commission of the
City of Parkland, Florida, that;
The site plan of Parcel C of the Terramar Two plat is approved
with the following conditions:
1. This approval is based on the following information:
a. Site Plan prepared by QT Conceptual Design,
containing one sheet dated received June 28,
1993.
b. Preliminary Engineering Plans prepared by
Carnahan -Proctor and Associates containing one
sheet dated received June 28, 1993.
c. Preliminary Landscaping Plans prepared by
Nancy Butler, Landscape Architect, containing
sheets L-1 thru and including L-9, which also
includes landscaping for recreation area,
entrance area, model row, as well as, signage
on sheet L-9. The landscaping buffer shall
include laurel oak, live oak, and a third tree
to be determined by the Director of Planning
and the Landscape/Code Officer.
d. Preliminary Architectural Plans prepared by
Miklos & Associates, Architects/Planners
containing a cover sheet and 15 drawings which
include site plans for gatehouse, temporary
sales trailer, recreation area, and floor
plans and elevations for models.

e. The plot plan for the proposed temporary sales
center for Mayfair at Parkland prepared by
Carnahan -Proctor and Associates, Inc., dated
received August 4, 1993 by the City of
Parkland.
2. The Developer shall provide one (1) fire hydrant at the
entranceway on Hillsboro Blvd and two (2) fire hydrants
along Loxahatchee Road with associated easements, in
conformance with the Minimum Construction and Design
Standards of the City of Parkland to be approved by the
City Fire Inspector and the City Engineer. Plans for
such improvements shall be reviewed and approved prior to
the issuance of a Land Development Permit.
3. The Developer shall have completed the installation of
all perimeter landscaping with irrigation. The landscape
buffer areas along the complete length of Loxahatchee
Road and Hillsboro Boulevard prior to the issuance of a
certificate of occupancy for any single family home,
other than the models and all landscaping shall be
guaranteed for one year from the final landscape
inspection by the City.
4. The Developer shall have all street trees and irrigation
installed within thirty (30) days of the completion of
each phase which has been approved and accepted for
infrastructure improvements by the City Engineer. All
landscaping shall be guaranteed for one year from the
final landscaping inspection by the City.
5. The Developer shall have the recreation area, pool, dock,
gazebo, and associated parking and landscaping as shown
on sheet L-1 constructed in the first phase of
development and shall be completed and have received a
certificate of occupancy prior to issuance of a
certificate of occupancy for any other single family home
within the development other than the models.
6. The Developer shall supply to the City Attorney
acceptable documentation which deeds to the Mayfair
Homeowners Association, Lots 63 and 64, Block 4, as well
as all buildings and improvements on said lots. This
requirement shall be completed prior to the issuance of
no more than 25 single family building permits other than
the models.

7. The Petitioner shall provide a funds to be placed
in an interest bearing account acceptable to the
City Attorney in the amount of $20,000 for removal
of the sales trailer to be returned to the
Petitioner upon complete removal of the trailer and
accessory parking and landscaping and the lot
returned to a buildable condition. This condition
shall be completed prior to the issuance of a
building permit of the sales trailer.
8. The Developer shall provide, prior to the issuance
of a building permit for the sales trailer, written
approval from Broward County to access Hillsboro
Blvd across the non -access line.
9. Prior to the issuance of a building permit for the
temporary sales trailer, the City will require that
the infrastructure plans for the Mayfair at
Parkland subdivision be approved by the City
Engineer and that all cost recovery and permit fees
be paid.
10. Prior to the issuance of a building permit for the
temporary sales trailer, the City will require that
the Mayfair at Parkland subdivision be recorded in
the official records of Broward County.
11. The entrance sign shall be illuminated.
