RESOLUTION 92-41
A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF
PARKLAND RELEASING A PORTION OF A CONSERVATION AND
BUFFER EASEMENT FOR THE CYPRESS TRAIL PLAT AS
RECORDED IN PLAT BOOK 138, PAGE 3 OF THE PUBLIC
RECORDS OF BROWARD COUNTY.
WHEREAS, the Cypress Trail Plat, recorded in Plat Book 138,
Page 3 of the Public Records of Broward County, contains a
conservation easement and buffer easement; and
WHEREAS, in order to permit construction of a residence on a
portion of said plat, the City of Parkland must release 81 square
feet of the buffer easement and .37 acres of the conservation
easement (more particularly described on Exhibit A); and
WHEREAS, the Office of Natural Resource Protection of
Broward County has no objection to releasing these portions of
those easements and the City of Parkland has reviewed the matter
and has no objections; and
WHEREAS, the City of Parkland is of the belief that
releasing the small portions of the conservation and buffer
easement as described herein will not have a deleterious effect
upon the environment; and
WHEREAS, releasing the portion of the conservation easement
and buffer easement by the City of Parkland in no means allows
for complete tree removal in this area by the property owner.
The property owner shall comply with current Code requirements
related to tree removal and take best efforts to maintain as many
existing trees as possible,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF PARKLAND, FLORIDA.
section 1. The City of Parkland does hereby release .37
acres of the conservation easement of the Cypress Trail Plat
recorded in Plat Book 138, Page 3, Public Records of Broward
County. The portion of said easement which is being released is
more particularly described on Exhibit A attached hereto and made
a part hereof.

section 2. The City of Parkland does hereby release 81
square feet of the buffer easement contained on the Cypress Trail
Plat as recorded in Plat Book 138, Page 3, the Public Records of
Broward County. The 81 square feet of buffer easement which is
being released more particularly described on Exhibit A attached
hereto.

A parcel of land in the Northeast One-Quarter (NB 1/4) of Section 2, Township 48 South,
Range 41 Bast also being a portion of Lot 21, CYPRESS TRAIL.. as recorded in Plat Book
138, Page 3, of the Public Records of Broward County, Florida, said parcel being more
particularly described as follows:
COMMENCE at the Southwest comer of said Lot 21;
THENCE Easterly and Southeasterly along the South line of Lot 21 along the arc of said
curve to the right having a central angle of 44"08'23" and a radius of 50.00 feet for an arc
distance of 38.52 feet to a point on the arc of a non.tangent curve concave to the West, a
radial line of said curve through said point having a bearing of S 74'"22'21" E.
THBNCE Northerly and Northwesterly along the arc of said curve to the left baving a
central angle of 26013'06" and a radius of 210.00 feet for an arc distance of 96.10 feet to the
POINT OF BEGINNING;
THENCE continue Northwesterly along the arc of said curve to the left having a central
