latest edition. These "minimum levels of insulation" are not included in the Energy Calculations, but shall
be installed in the field.

Building Department:
We have personally inspected the truss system on the above referenced property and find the trusses are erected
properly and without any apparent damage. We have checked all aspects of this truss system -roof trusses and
floor trusses, where used -including, but not limited to the following components.
1. Proper size, grade and species of lumber used in the assembly of each truss per engineering.
2. Nail-on position or press-on plates checked for proper size and position per engineering.
3. Trusses and girders checked for proper anchorage for both gravity loads and uplift loads.
4. Lateral bracing applied to truss members per engineering and building code.
5. All other bracing to resist lateral forces, in addition to that specified by truss engineering, has been
applied as required by the Architect-of-Record's approved plans. This includes the addition of shear walls, let-in
wall bracing, floor system bracing, proper positioning of sheathing, etc.
We have also inspected any repaired and/or modified trusses and have ascertained that they have been
corrected in accordance with: "Sealed" repair engineering supplied by the truss engineer. All engineering
sheets for repaired and/or modified trusses are included herewith.

We, Specialty Engineering Consultants; Inc, shall personally inspect the entire "Engineered Unit Masonry" system
for this building, including but not limited to the following:
1. Masonry units, mortar, grout and reinforcing steel met specifications.
2. Dowels properly placed with adequate spacing.
3. Steel column ties in columns, pilasters and beam elevation transitions properly placed, tapped and
tied.
4. Masonry field work: head and bed joints, horizontal joint reinforcing installed correctly, cells free of
excessive mortar fins, walls level and plumb tolerances.
5. Monitor grout placement, verify grout slump, proper consolidation of grout and proper low or high
lift grouting procedures were followed.
6. Correct embedment of reinforcing steel, bolts, ties, etc.
7. Compliance with ACI 530-08/ASCE 5-08 and commentaries, approved plans and 2010 FBC.
This letter of intent is to be followed up by an Inspection Certification for Unit Masonry which attests to the above.

A RESOLUTION OF THE CITY COMMISSION OF THE
CITY OF PARKLAND, FLORIDA, FOR ANTI-MONOTONY
APPROVAL FOR PARKLAND GOLF AND COUNTRY
CLUB SINGLE FAMILY RESIDENTIAL DWELLING UN[T
ELEVATIONS, CASE NUMBER 09-CAB-1 0, LOCATED
WITH[N THE PARKLAND GOLF AND COUNTRY CLUB
RESIDENTlAL COMMUNITY.
11 WHEREAS, the City Commission, as the governing body of the City of Parkland,
12 Florida, pursuant to the authority in Chapter 163 and Chapter 166, Florida Statutes, and the
13 .Code of Ordinance is authorized and empowered to consider petitions related to zoning and
14 land development orders; and ·

16 WHEREAS, the notice and hearing requirements as provided in the Code of
17 Ordinances have been satisfied; and

WHEREAS, the parcel possesses a Future Land Use Designation of Residential 2.5
("R-2.5") and Residential 3 rR-3") with a zoning designation of Planned Residential
Development ("PRD"); and
23 WHEREAS, the Code of Ordinance requires City Commission approval of elevations
24 to avoid similar homes buitt adjacent to each other; and

26 WHEREAS, the petitioner has provided four (4) Collections with each Collection
27 having various models and elevations, six (6) exterior colors and twelve (12) exterior mlor
28 series for the Parkland Golf and Country Club project; and

30 WHEREAS, the City Commission has considered the e\~dence and testimony
31 presented by the Petitioner and other interested parties and the recommendations of t,e .
32 various City of Pari<"Jand review agencies and staff; and
34 WHEREAS, t~e Planning and Zoning Board on January 13, 2011 voted to
35 recommend approval of the petition by a 7-0 vote; and

37 NOW, THEREFORE, BE fT RESOLVED BY THE CITY COMMISSION OF TI-lE CITY OF
38 PARKLAND, FLORIDA that

.1.0 SECTION 1. The Community Appearance Board petition of Par'rcland Gotf and Country
41 Club is hereby APPROVED, subject to the conditions of approval contained herein, which are

2. All conditions and approvals of the Parkland Golf and Country Club project
not specifically amended by this application are still in effect and shall
govern the development.
3. A site plan shall be required for all landscape buffers, free standing signs,
utiliTy structures, and entry features.
4. No houses v.rft.hin Parkland Golf and Country Club shall be aiike in elevation
of ooiors used in accordance ·with Section 13-1 00 of the City of Parkland
Code of Ordinances..
5. Nothing contained herein shall be deemed to grant t1e applicant any rights
to construct any units without compfiance with alf other requirements
contained in any rezoning or plat approval and in no case shall this
approval vest the applicant any rights to density over and above that
provided for in the plat and rezoning ordinance or obligate the City to
approve any site plan or other development permrt appiication -of any kind.
This approval relates solely and exclusively to a determination of
monotony under the City's anti-monotony regulations and grants no other
rights or entitlements of any kind to t~e applicant
6. The following shall be provided, at a minimum, as part of the Parkland Golf
and Country Club project
t. Engineered wo::>d products such as plywood and trusses shaH be
utiltzed in the construction of new houses.
ii. Energy efficient heating and air conditioning units shall be provided with
all new units. All air conditioning units provided wifl have a minimum 13
SEER (seasonal energy efficiency ratio) rating and sha[J utiHze Pumn

iii_ All HV AC systems provided with the new houses shall be fitted wrth
programmable thermostatS.
iv. Central HVAC systems provided with new houses shall have mastic

xi. Low volatile organic compound (VOC) paints shaH be utiiized for interior

xiii. At! new signage at Paridand Gotf and Country Club, if equipped with

xvi. All new heated poois or spas shall be heated by non-electrical means
(i.e. solar, gas or geothermal).
xvii. Cefiing Insulation utilized in the construction of the new homes shall
have a thermal resistance rating (r-value) of R-38.
xviii. All exterior residential fights installed with new homes shall be ~
energy efficient and not incandescent.
xix. Roof overhangs on homes ·wfthin Parkland Golf and Country Club shall
be a minimum of sixteen (16) inches.
7. A maximum of three homes of the Villa Garcia Model, Ambassador
Collection shall be constructed on Lot 86 through Lot gs of Block 0 (Pod
17) of Replat #2 recorded in Plat Book 17 4, Page 137 -16 I .
SECTION 2. This Resolution shall become effective immediately upon adoption.
