The Community Appearance Board petition of Parkland Golf and Country 41 Club is hereby APPROVED, subject to the conditions of approval contained herein, which are 42 in addition to the genera] requirements otherwise provided by ordinance: 43 44 1. This approval is based upon the Toll Brothers plans stamped dated 45 February 22, 2011 by the Planning & Zoning Department Resslu�orn Number2011-D5 Page 1 of 3 1 2. All conditions and approvals of the Parkland Golf and Country Club project 2 not specifically amended by this application are still in effect and shall 3 govern the development. 4 3. A site plan shall be required for all landscape buffers, free standing signs, 5 utility structures, and entry features. 6 4. No houses within Parkland Golf and Country Club shall be alike in elevation 7 of colors used in accordance with Section 13-100 of the City of Parkland 8 Code of Ordinances. 9 5. Nothing contained herein shall be deemed to grant the applicant any rights 10 to construct any units without compliance with all other requirements 11 contained in any rezoning or plat approval and in no case shall this 12 approval vest the applicant any rights to density over and above that 13 provided for in the plat and rezoning ordinance or obligate the City to 14 approve any site plan or other development permit application of any kind. 15 This approval relates solely and exclusively to a determination of 16 monotony under the City's anti --monotony regulations and grants no other 17 rights or entitlements of any kind to the applicant. 18 6. The following shall be provided, at a minimum, as part of the Parkland Goff 19 and Country Club project. 20 1. Engineered wood products such as plywood and trusses shall be 21 utilized in the construction of new houses. 22 ii. Energy efficient heating and air conditioning units shall be provided with 23 all new units. All air conditioning units provided will have a minimum 13 24 SEER (seasonal energy efficiency ratio) rating and shall utilize Puron 25 Refrigerant. 26 Ili_ All HVAC systems provided with the new houses shall be fitted with Z7 programmable thermostats. Z8 iv. Central HVAC systems provided with new houses shall have mastic 29 sealed ductwork. 30 v. House wrap shall be utilized on any frame -wood exterior components of 31 new houses. 32 vi. Al[ appliances provided in the new homes shall be Energy Star or 33 better. 34 vii. All shower heads, faucets and toilets installed in the new homes shall 35 be low -flow. 36 viii. Carpeting made with N-6 nylon fiber, a fully recyclable, earth -friendly 37 product shall be offered to new homeowners. 38 ix. All prototypical landscape plans shall exceed Code requirement that 39 25% of the landscape materials shall be native species. The 40 prototypical landscape plans shall provide 100% native shade, accent 41 and street trees and shrubs and provide 100% drought tolerant shade, 42 accent and street trees and shrubs and provide 100% drought tolerant 43 shade, accent and street trees and shrubs which have low to medium 4/1 water needs. To further conserve water, the prototypical landscape 45 plans shall expand the mulch beds and reduce the areas covered with 46 high water demand sod. All new signage at Parkland Golf and Country Club, if equipped with 9 lighting, shall be fitted with solar powered lighting with the exception of 10 entry wall subdivision signs for development pads. 11 xiv.
