Steel column ties in columns, pilasters and beam elevation transitions properly placed, tapped and tied. 4. Masonry field work: head and bed joints, horizontal joint reinforcing installed correctly, cells free of excessive mortar fins, walls level and plumb tolerances. 5. Monitor grout placement, verify grout slump, proper consolidation of grout and proper low or high lift grouting procedures were followed. 6. Correct embedment of reinforcing steel, bolts, ties, etc. 7. Compliance with ACI 530-08/ASCE 5-08 and commentaries, approved plans and 2010 FBC. The actual installation includes (1)FGTR and (2)3/4" x 10" long Titen HD anchors into the vertical member of the truss and the adjacent masonry wall. We have checked all aspects of this truss system — roof trusses and floor trusses, where used — including, but not limited to the following components. 1. Proper size, grade and species of lumber used in the assembly of each truss per engineering. 2. Nail -on position or press -on plates checked for proper size and position per engineering. 3. Trusses and girders checked for proper anchorage for both gravity Toads and uplift loads. 4. Lateral bracing applied to truss members per engineering and building code. 5. All other bracing to resist lateral forces, in addition to that specified by truss engineering, has been applied as required by the Architect -of -Record's approved plans. This includes the addition of shear walls, let -in wall bracing, floor system bracing, proper positioning of sheathing, etc. We have also inspected any repaired and/or modified trusses and have ascertained that they have been corrected in accordance with: "Sealed" repair engineering supplied by the truss engineer. The Community Appearance Board petition of Parkland Goif and Country 41 Club is hereby APPROVED, subject to the conditions of approval contained herein, which are 42 in addition to the general requirements otherwise provided by ordinance: 1. A site plan shall be required for all landscape buffers, free standing signs, utility structures, and entry features. 4. No houses within Parkland Golf and County Club shall be alike in elevation of colors used in accordance with Section 13-100 of the Civ of Parkland Code of Ordinances. 5. Nothing Dpntained herein shall be deemed to grant the applicant any rights tD construct any units without compliance with all other requirements contained in any rezoning or plat approval and in no case shall this approval vest the applicant any rights to density over and above that provided for in the plat and rezoning ordinance or obligate the City to approve any site plan or other development permit application -of any kind. This approval relates solely and exclusively to a determination of monotony under the City's ant} -monotony regulations and grants no other rights Or entitlements of any kind to the aDpiicant. 6. The following shall be provided, at a minimum, as part of the Parkland Golf and County Club project i. Engineered wood products such as plywood and trusses shall be utilized in the construction of new houses. ii. Energy efficient heating and air condiooning units shall be provided with all new units. All air conditioning units provided will have a minimum 13 SEER (seasonal energy efficiency ratio) rating and shall utilize Puron Refrigerant. Ail HVAC systems provided with the new houses shall be fitted with programmable thermostat. iv. Cental HVAC- systems provided with new houses shall have mastic sealed ductwork, v. House wrap shall be utii17ed on any frame -wood exterior component of new houses. vi. All appliances provided in the new homes shall be Energy Star or better. vii. All shower heads, faucets and toilets installed in the new homes shall be low -flow. viii. Carpeting made with N-6 nylon fiber, a fully recyclable, earth -friendly product shall be offered to new homeowners. ix. All prototypical landscape plans shall exceed Code requirement that 25% of the landscape materials shall be native species. The prototypical landscape pians shall provide 100% native shade, accent and street trees and shrubs and provide 100% drought tolerant shade, accent and street trees and shrubs and provide 100% drought tolerant shade, accent and street frees and siir!bs which have low to me -ilium water needs. All new signage at Parkland Golf and Country Club, if equipped with 9 lighting, shall be fitted with solar powered lighting with the exoption of 10 entry wall subdivision signs for development pods. 11 xiv. Concrete wash out areas shall be provided during construction to i2 ensure proper disposal of concrete. 13 xv. Reclaime-d water (i.e. purple pipes) shall be utilized for irrigation 14 purposes unless NSD series in writing that it does not intend to provide 15 reclaimed water to the pods impacted by this approval. 16 xvi. All new heated pools or spas shall be heated by non -electrical means 17 (Le-. solar, gas or geothermal). 18 xvii. Ceiling Insulation utilized in the cnsruction of the new homes shall 19 have a thermal resistance rating (r -value) of R-38. 20 xvili. All exterior residential light installed with new homes shall be 6.6,61 21 energy efficient and not incandescent. 22 xix. Roof overhangs on homes within Parkland Golf and Counter Club shall 23 be a minimum of sixteen (16) inches. '4 7.
